German Office Portfolio

BLUE manages six quality office buildings, a hotel and an apartment house in Munich and Frankfurt. As the economic centres of Germany, Munich and Frankfurt enjoy an unparalleled range of diversification and thus offer a comparably stable market environment even in weak market phases. The portfolio has a lettable area of  158,500 sqm, the average residual term of the existing tenancy agreements amounts to 5.6 years. It offers a balanced cash flow due to a multi tenant structure with quality tenants. In 2011 the Asset Management Team leased up approx. 21,700 sqm of additional space – amongst others approx. 10.500 sqm to IHK München und Oberbayern - and prolonged lease agreements with existing tenants with a volume of 31,300 sqm. Basis of the successful letting activities was the development of individual marketing concepts for the assets as well as the elaboration and execution of revitalization measures.


German Retail Portfolio

The German Retail Portfolio consists of 170 retail assets spread across Germany. The portfolio includes stand-alone supermarkets and discounters for convenience food retailing, and smaller to middle sized retail parks. The assets are located in quality retail locations attracting market-leading food-retailers as anchor tenants (e.g. Lidl Schwarz Group, Edeka, Plus). The portfolio offers a stable and long-term income profile with growth potential.

Consistent with its strategy to actively manage its client’s assets, BLUE Asset Management is assessing opportunities to generate additional income by expanding existing retail premises (rental area extension) and to make use of additional third party revenues (e.g. antennas, advertisement).

Swiss Retail Portfolio

The Swiss Retail Portfolio contains 53 retail properties with a lettable area of some 110,000 sqm. The portfolio is geographically well diversified with a concentration on economically strong regions. Assets are located in city centres, suburbs and villages in all three major language zones of Switzerland. The properties mainly feature food-based retail premises which are let to leading Swiss retailers, especially the Coop Group. Attached are case studies on value enhancement programs involving the Jona and Bern properties. 

Austrian / CEE Retail Portfolio

The Austrian / CEE Retail Portfolio consists of six assets with a lettable area of some 85,500 sqm. The assets are located in economically strong regions in Austria, Hungary & Slovenia. Key tenants are well known food retailers such as Tesco and Merkur as well as non-food retailers such as Media Markt and Saturn. The asset management focus is on stabilization and improvement of cash flows as well as value enhancements through re-lettings and modernization.
