Given the various clients we serve, the investment criteria depend on their respective strategies and vary from case to case. They range from core/ core-plus to value-add and opportunistic profiles in which the current use of the asset is not its highest or best use and/ or the structure of current ownership is no longer optimal or feasible.

The following criteria describe what we would typically consider an investment opportunity worth reviewing.

  • Global institutional investors
    with core-plus/ value-add strategy
  • Family offices
    with core and core-plus strategy

Office

Macro Locations

  • Hamburg, Munich, Dusseldorf, Frankfurt, Berlin, Stuttgart, Cologne and established B- towns
  • Vienna
  • No class C or D towns

 

EUR 20m – 250m

  • Business plan orientated assets: refurbishments and/or redevelopments
  • Letting potential in case of vacancy

 

EUR 10m – 100m

  • Stable cash-flow profile
  • Moderate CapEx risk
  • Standing assets and turn-key development projects
  • Possibly sale-and-leaseback properties, especially established office locations (headquarters) let on long-leases

Retail

Macro Locations

  • Locations should provide solid retail fundamentals in regard of demographics and catchment area

 

Investment Volume

  • EUR 30m – 250m (portfolio)
  • EUR 5m – 80m (single asset)

 

Asset Profile

    • Food-based: anchor tenant with one of the top 5 food retail organizations
    • Retail parks, neighborhood shopping centers or stand-alone food retail in integrated urban locations
    • Standing assets as well as turn-key development projects
    • Properties requiring refurbishment/ repositioning
    • Possibly sale-and-leaseback properties with food-based anchor tenants

    Residential

    Macro Locations

      • Metropole regions with demographic growth

       

      Investment Volume

      • EUR ≥ 100m (development)
      • EUR 10m – 45m (standing assets/ developments)

          • Existing buildings
          • Development possibilities (incl. re-zoning)
